The inspection process is a visual observation of the primary components and systems of the home including site, exterior walls and attachements (decks etc.), roof, plumbing, electrical, primary heating system, structure, parking structure and insulation/ventilation, as well as safety considerations in the home. The focus is to indentify systems / components that are not performing as intended, and to indentify systems that present a high risk of failure. When significant deficiencies are indentified recommendations are made to either repair, monitor, or seek further evaluation and diagnosis by a professional. In addition to identifying concern the report will also described the property and the systems providing information that can be used to answer questions often required to obtain home insurance. (The age of water heaters, furnaces and size of electrical service for example)
The on-site portion of the inspection typcially takes 2 1/2 - 3 hours to complete. The report is prepared aferward and emailed to you within 24 hours. Rush reports are possible and can be ready on site when necessary.
